What are the rents of each apartment? Are they rent-stabilized?

Yes. All affordable units available through the housing lottery are rent-stabilized. Rents for these units are:

At 80% AMI:

  • Studio: $1,793
  • 1 Bedroom: $1,918
  • 2 Bedroom: $2,292

At 130% AMI:

  • Studio: $2,800
  • 1 Bedroom: $3,500
  • 2 Bedroom: $4,399

Is the rent negotiable?

No, rent prices are not negotiable and are not adjusted based on individual household income.

What does rent-stabilized mean?

It means your rent is protected from market-rate increases and can only increase within limits set by the NYC Rent Guidelines Board. You also have the right to renew your lease.

Are there any lease incentives?

Yes. Current concessions include:

  • 50% off the security deposit
  • 1 month free on a 2-year lease (credited in month 24)
  • Move-in bonus: $500 for Studios, $750 for 1 Bedrooms, $1,000 for 2 Bedrooms

What utilities are the residents responsible for?

Residents are responsible for electricity, including air conditioning. Hot water, gas used for cooking, and heat are included in the rent.

Who is eligible to apply?

Eligibility is based on:

  • Household income
  • Household size
  • AMI band (80% or 130%)
  • Residency preferences: 20% Community Board 2 and 5% Municipal Employees

How do I apply?

To apply online please go to NYC Housing Connect. To request an application by mail please send a self-addressed stamped envelope to: The Everly C/O Housing Partnership, 253 West 35th Street, 3rd Floor, New York, NY 10001. Only send one application. Applicants who submit more than one application may be disqualified. 

Do I qualify for an affordable apartment?

To qualify for an apartment, your income and household size must fall within the ranges listed in the chart above. If your income meets the criteria, you may be eligible to secure your new home! There is a possibility you could qualify for multiple apartment types, based on income and household size. You will be able to specify your preference if you are selected in the lottery.

Are there accessibility set-asides?

Yes. 5% of units are set aside for mobility impairments and 2% for vision/hearing impairments. 

Do you accept rental assistance subsidies or vouchers?

Yes, we accept all forms of rental subsidies and vouchers. However, there are other qualifications you may be required to meet.  You must fill out the application on NYC Housing Connect

Can I qualify with a voucher? 

Yes, please speak to your case worker to ensure your voucher amount matches the rent for the unit you’re applying for. 

When is the application deadline? 

The lottery closes October 28, 2025. Paper applications MUST be date-stamped and mailed no later than the lottery closing date.  

What happens after I apply? 

After you apply on NYC Housing Connect and the application window closes, you will be randomly assigned a unique lottery number. Applicants are notified by numerical order; you will be contacted when your number comes up. Once contacted, you will need to provide additional documents to support the information you filled out in the application.  

When will I hear back?  

Lottery applications are processed in numerical order. Depending on your lottery log number, it may take weeks or even months before you are contacted. However, these apartments are well worth the wait. 

When are move-ins expected? 

The building is ready for occupancy now. 

When do I get to see an apartment?  

We understand you are eager to view an apartment, but we must go in numerical order. As soon as your lottery log number is reached, you will be contacted to set up a time to see available apartments for which you may qualify. 

I viewed an apartment; does it mean I’m approved?  

Viewing an apartment does not mean that your application is approved. There are subsequent steps in the approval process that must be completed and verified; you can find those details on NYC Housing Connect

What documents do I need to submit? 

The documents required are, but not limited to, proof of identity, income (paystubs), assets (bank statements), residency, student status, and family composition. Other items may be requested based on your individual circumstances. 

What if my income changes after I apply? 

If we have not yet reached your lottery log number, you can update your income through NYC Housing Connect . If your income changes after you have been contacted or seen an apartment, you should notify Housing Partnership at TheEverly@housingpartnership.com. Please note that your income will be verified again before you sign a lease. 

Where do I submit documents? 

You can upload documents directly to Housing Connect. Instructions will be sent if your application is selected. 

Who can I contact about my application?  

You can contact Housing Partnership at TheEverly@housingpartnership.com and reference your lottery log number and put “The Everly” in the subject line of your email. 

What is due at lease signing? 

  • One month’s rent 
  • Security deposit (discounted per the concessions listed above) 

If approved, what are the terms of the lease? 

The lease is rent-stabilized, and you will be offered a 1- or 2-year lease term. Rent increases will be limited to what is allowed by the NYC Rent Guidelines Board.

Are pets allowed at The Everly? 

Yes, pets are allowed with some restrictions:

  • Dogs: Only one dog per apartment. Dogs over 50 lbs. are not allowed. Prohibited breeds include Pit Bull, Rottweiler, Doberman Pinscher, German/Belgian Shepherd, and Akita. 
  • Pet Fee: There is a $300 refundable pet deposit. 
  • Behavior & Care: Pets must be peaceful, leashed/caged in public areas, and non-disruptive. 
  • Restricted Areas: No dogs in lounges, courtyards, laundry rooms, roof decks, amenities, or penthouse areas. 
  • Documentation: Proof of vaccination and license required. 

What is the amenity fee? 

  • The amenity fee is $150 per month, per apartment.  
  • Note: Additional fees may apply for bike storage, personal storage, and some amenity services.
