Applicants who submit more than one application may be disqualified.
To qualify for an apartment, your income and household size must fall within the ranges listed in the chart above. If your income meets the criteria, you may be eligible to secure your new home! There is a possibility you could qualify for multiple apartment types, based on income and household size. You will be able to specify your preference if you are selected in the lottery.
Yes. 5% of units are set aside for mobility impairments and 2% for vision/hearing impairments.
Yes, we accept all forms of rental subsidies and vouchers. However, there are other qualifications you may be required to meet. You must fill out the application on NYC Housing Connect.

The lottery closes October 28, 2025. Paper applications MUST be date-stamped and mailed no later than the lottery closing date.
After you apply on NYC Housing Connect and the application window closes, you will be randomly assigned a unique lottery number. Applicants are notified by numerical order; you will be contacted when your number comes up. Once contacted, you will need to provide additional documents to support the information you filled out in the application.
Lottery applications are processed in numerical order. Depending on your lottery log number, it may take weeks or even months before you are contacted. However, these apartments are well worth the wait.
The building is ready for occupancy now.
We understand you are eager to view an apartment, but we must go in numerical order. As soon as your lottery log number is reached, you will be contacted to set up a time to see available apartments for which you may qualify.
Viewing an apartment does not mean that your application is approved. There are subsequent steps in the approval process that must be completed and verified; you can find those details on NYC Housing Connect.
The documents required are, but not limited to, proof of identity, income (paystubs), assets (bank statements), residency, student status, and family composition. Other items may be requested based on your individual circumstances.
If we have not yet reached your lottery log number, you can update your income through NYC Housing Connect . If your income changes after you have been contacted or seen an apartment, you should notify Housing Partnership at TheEverly@housingpartnership.com. Please note that your income will be verified again before you sign a lease.
You can upload documents directly to Housing Connect. Instructions will be sent if your application is selected.

The lease is rent-stabilized, and you will be offered a 1- or 2-year lease term. Rent increases will be limited to what is allowed by the NYC Rent Guidelines Board.
